Blue Springs is a tale of two eras. The subdivisions that went up in the '70s and '80s — places like Valley View and Moreland Ridge — have had decades for the clay to work on their foundations. But the newer neighborhoods out by Adams Dairy Parkway aren't immune either. Developers around here move fast, and sometimes the fill dirt under a brand-new slab hasn't been compacted the way it should be. Give it five or ten years and the house starts telling you about it.
We get called out to Blue Springs for settling slabs in newer construction all the time — doors that won't latch, hairline cracks in fresh drywall. In the older parts of town it's different: bowing basement walls from years of hydrostatic pressure, water seeping through floor-wall joints after every heavy rain, and stair-step cracks running through the block. The high water table on the east side of the metro doesn't help matters.
