Independence is one of the oldest communities in the KC area, and a lot of homes here still have their original foundations from the 1940s and '50s — the Truman era. Many of those foundations are limestone and rubble stone, not the poured concrete or concrete block you see in newer construction. They were built differently, and they fail differently. After 70-80 years of KC weather and soil movement, these foundations need specialized attention.
The Fairmount and Englewood neighborhoods are where we do a lot of our Independence work. Old limestone foundations crumble and develop water seepage through mortar joints that have deteriorated over decades. We also see horizontal cracks in block walls where the clay soil is pushing inward, and settling where the original footings weren't deep enough. These older homes need repair techniques that work with the original construction — you can't treat a 1940s limestone foundation like a modern poured wall.
