Crawl Space Waterproofing in Independence

Last updated March 2026

What's Going On Under Independence Homes

A lot of crawl spaces in Independence were never really designed to stay dry. Stone or limestone perimeter walls with mortar that’s past its prime, bare dirt floors pulling moisture up from the clay, and open vents letting that hot, humid Missouri air blow through all summer. Put it together and you’ve got mold, wood rot, and slow structural damage working 24/7.

The toughest crawl spaces we walk into are usually in the Truman-era neighborhoods around Fairmount and Englewood. The original stone work is solid, old-school construction, but after 70‑plus years the joints are soft and water finds every little path during a storm. The dirt floor never really dries out, it just keeps feeding moisture up out of the clay. And those open vents that were “good practice” in the ’40s and ’50s? They just dump warm, wet air under the house and make the problem worse.

Most of the time you can feel it upstairs before you ever look under the house. Hardwood that feels a little spongy in spots, that musty smell in a hallway or bedroom, or allergy and breathing issues that get worse when you’re at home. When you see that combination in an Independence house on a crawl space, it’s usually not a coincidence — the crawl space is doing the talking.

Making It Right

The fix starts with getting rid of the water and moisture, then closing the space up so it stays that way. That usually means interior drainage along the perimeter if it’s needed, a heavy vapor barrier across the entire floor and up the walls, sealing off the vents, and a dehumidifier to keep humidity in a safe range instead of swinging with the weather.

In Independence crawl spaces with those older stone foundations, we’re often doing masonry work before we ever roll out plastic. We will not press a vapor barrier up against a wall that’s flaking and losing mortar. First we tighten the wall up and stabilize it, then we seal to it. That extra step is where experience with older construction counts. A crew that only knows newer tract homes can skip it and then wonder why the “system” failed a couple of years down the road.

Structural repairs under these homes are common as well. Most of the floor joists are true dimensional lumber, not modern engineered wood, and they’ve been sitting in a damp, humid crawl space for decades. The ends where they bear on the sill plate or beam are often soft or decayed. We sister new joists alongside the weak ones, replace what’s too far gone, and add adjustable support jacks anywhere the main beam has settled or sagged so the floors tighten back up.
