Olathe's got two sides to its foundation story. The newer subdivisions out west — Cedar Creek, Elk Ridge, that whole corridor — were built on raw clay that hadn't settled yet. Give it 10-15 years and the cracks start showing. Then you've got the older homes closer to downtown Olathe that have been fighting the clay for decades. Either way, the soil expands when it rains and shrinks in the summer drought, and that cycle is tough on any foundation.

Water intrusion after spring rains is huge here — the clay doesn't drain well and pushes hydrostatic pressure against basement walls.
