Even New Olathe Homes Leak Energy

Code-built fiberglass hits the inspector’s checklist but it does not seal air. In Olathe’s newer neighborhoods, we see the same thing over and over: once the attic is spray foamed, homeowners are surprised by how far their heating and cooling bills fall.

There is a common belief that a new home is automatically well insulated. It “meets code,” and that sounds good enough. But code is just the minimum you are allowed to build, not a guarantee of comfort or efficiency. Most new Olathe homes have blown-in fiberglass on the attic floor and fiberglass batts in the walls. Neither stops air movement. In winter, warm air you already paid to heat slips out through the ceiling. Matching the Foam to the Application

Attics typically get open-cell foam at the roof deck to create a conditioned space. Crawl spaces and rim joists get closed-cell for strength and moisture resistance. Walls can go either way depending on the structure and goals. We walk the house with you and match the right foam to each area.

For older Olathe homes near downtown and along Santa Fe, insulation is usually in worse shape. Original fiberglass from the ’60s or ’70s that is matted down, dirty, and sometimes missing altogether. Those houses see a big change when we add spray foam — energy waste drops and day-to-day comfort improves in a way you can feel in every room.

We often pair insulation work with our foundation and waterproofing projects. If we are already encapsulating a crawl space, adding closed-cell foam at the rim joist is a natural next step.
