Crawl Space Waterproofing in Lee's Summit

Last updated March 2026

Missouri Humidity Meets Dirt-Floor Crawl Spaces

In Lee's Summit, crawl spaces take on moisture from every direction. Wet clay underneath, heavy Missouri humidity rolling in all summer, and a higher local water table that keeps things damp even when it has not rained in a while. Leave a crawl space vented in that environment and it will go downhill fast.

Homes around Lakewood and south of downtown Lee's Summit are some of the worst we see. The clay stays saturated, the lakes keep the ground wetter than other parts of town, and those July and August days push sticky, 80%-plus humidity in through every open vent. I have been under houses where the floor joists were literally sweating — condensation dripping off the wood like someone had just sprayed it down.

That constant moisture feeds mold, and mold does not stay in the crawl space. Roughly half the air on the first floor can come from the crawl space because of the stack effect. If there is mold, mildew, and musty air below, you and your family are breathing it upstairs whether you notice it yet or not.

Sealing It Up Right

Our approach in Lee's Summit crawl spaces is simple and proven. We install a heavy 20‑mil vapor barrier, seal every vent and penetration, put in a dehumidifier, and address any structural issues while we are down there. If the crawl space needs drains or grading to move water, we handle that in the same project so you are not fixing one problem and leaving another.

Because the water table tends to run higher on this side of the metro, we often add a sump pump in the crawl space before encapsulating. When groundwater pushes up through the soil, it hits our drainage system, goes to the pit, and gets pumped out instead of ponding on top of the liner. The dehumidifier then takes care of the remaining moisture in the air and keeps the crawl space around that 50% humidity sweet spot year‑round.

Older Lee's Summit homes commonly have sagging or bouncy floors. The original pier blocks have shifted in the expansive clay, or the beams and joists have started to rot where they sit too close to the ground. We replace damaged wood, add proper support, and install adjustable steel jacks so your floors can be brought back toward level and stay stable once the moisture is under control.
