What Happens Under Olathe Homes

Olathe sits on the same heavy, moisture-holding clay that causes problems all over the Kansas City area. In a vented crawl space, that ground moisture meets our warm summer air and you end up with mold, wood rot, and structural damage you will not notice from the living room.

Most Olathe crawl spaces were built with open vents in the block walls. The idea was that air movement would dry things out. In our climate, it works backwards. How We Fix Olathe Crawl Spaces

Our solution is full encapsulation: heavy 20‑mil vapor barrier on the floor and up the walls, vents sealed, a properly sized dehumidifier, and steel support jacks where the floor system is sagging. It turns the crawl space from a damp, forgotten area into a clean, dry, controlled part of the house.

We always start with water. If bulk water is getting in, we cut a trench around the interior perimeter, install a drain system and sump pump, and give that water a way out. Once that is handled, we cover the entire dirt floor with a 20‑mil liner, seal seams, and run it up the foundation walls. Every joint is sealed with tape and mastic so ground moisture stays on the other side of the barrier. Wall vents are closed off so outside air is no longer feeding the problem.

The dehumidifier does the long-term work. We install commercial-grade units sized for your crawl space, tied to a drain so you do not have to empty buckets. They hold the relative humidity in the 50–55% range, which is low enough to stop mold and wood decay but not so low that framing lumber dries out and cracks.

In many older Olathe homes, you can feel the floor bounce or dip between rooms. That is often a crawl space issue. When we encapsulate, we can also install adjustable steel jacks and supplemental beams under the main load lines. We take the weight off the failing posts, lift carefully, and lock things in.
