Basement Waterproofing in Overland Park

The Finished Basement Problem in OP

Across Overland Park, homeowners pour serious money into finished basements — media rooms, guest suites, home gyms, home offices. But a lot of that work went in over bare concrete with no real waterproofing plan underneath. The finishes look great, until the water starts showing up.

After 40+ years in this business, I’ve lost count of how many OP calls start the same way: “We just remodeled the basement a few years ago, now the carpet’s wet.” The trim, paint and built‑ins aren’t the problem. The issue is the concrete and the soil behind it. Water vapor is always trying to move through concrete, and in Johnson County’s clay, that concrete stays damp for months at a time.

The real trouble is usually what you can’t see. Behind the drywall, mold can slowly grow on studs and insulation long before you notice a musty smell or staining. By the time you do, you’re looking at a health concern and a full tear‑out instead of a small repair. We see it often in Deer Creek, Nottingham and other OP neighborhoods — beautiful, high‑end finishes hiding water problems in the walls.

Waterproofing Solutions That Work With Finished Space

Our approach is to control the water where it actually enters: at the wall‑floor joint and along the footing. We install interior drain systems that collect seepage and move it to a sump basin before it ever reaches your carpet, framing or built‑ins. Paired with a dependable sump pump and battery backup, your basement stays dry no matter what’s happening in the yard or at the downspouts.

On finished basements we work carefully to protect as much of your space as possible. In most cases we only need to remove a 12–18 inch strip of drywall along the bottom of the wall to access the slab and wall joint. We cut the concrete, install the drain tile, sump pit and pump, then you have the drywall patched and painted. Some disruption, yes, but nowhere near the cost and mess of gutting a whole basement because the water problem was ignored.

If the issue is limited to a single crack, sometimes we can solve it without touching the interior finishes at all. On the right type of wall, we drill small ports from the outside and inject polyurethane foam that expands inside the crack and seals the path the water is using. When that’s an option, your finished basement stays intact while the leak is stopped.

Don't Wait for a Storm to Find Out

Overland Park basements usually “announce” their problems during spring and early summer. Heavy thunderstorms, two or three inches of rain in one night, and the clay around your foundation swells. Hydrostatic pressure builds and water looks for the easiest way in. If your basement is going to leak, that’s when it will show up — and by that time, the damage is already started.
