Push Piers for Settling Foundations in Kansas City

Push piers are heavy steel shafts that we hydraulically drive through the moving clay and fill until they bear on something solid that will not shift, usually bedrock or a very dense load‑bearing layer. Once they are locked in, we transfer the weight of your home onto those piers and carefully raise the foundation back toward level. In Johnson County and the south side of the metro, this is one of the most common permanent repairs we install on settling homes.

How Push Piers Actually Work

The idea is straightforward. Your foundation settled because the soil under it stopped doing its job. Montmorillonite clay dried out and shrank, washed out during wet seasons, or the backfill was never compacted correctly when the house was built. One way or another, the ground moved and the house followed.

Push piers get you past that bad soil. We excavate small access holes along the footing, bolt engineered steel brackets to the foundation, then use a hydraulic ram to push galvanized steel pipe sections down through the brackets, one after another. The structure itself supplies the reaction weight that drives the piers down, which serves as a built‑in quality check. A pier will only keep advancing if the soil below is weaker than the soil above. When the pier refuses to move and pressure climbs, we know we have reached competent bearing material.

In Kansas City, that “bottom” is all over the map. In parts of southern Overland Park and Leawood, we may find solid limestone at 15 feet. Over in Independence or heading up toward Liberty, it is not unusual to go 30 feet or deeper. We have had projects in Blue Springs where we pushed piers past 40 feet before we reached refusal.

When We Recommend Push Piers

Push piers are the go‑to solution for most settling foundation problems on existing homes in the Kansas City area. If you have a full basement or a concrete slab and the structure is heavy enough to provide the necessary reaction, this is usually the system we recommend.

They are especially effective for:

  • Homes where one side or a corner has dropped and you can feel or see the slope in the floor
  • Stair‑step cracks running through block or brick foundation walls
  • Doors and windows that used to operate smoothly but now stick, drag, or will not latch
  • Any situation where we need to reach deep, stable bedrock to provide a long‑term fix

The big advantage over helical piers is the depth we can reach. Push piers are driven until they meet true refusal; we have installed them beyond 60 feet on heavier commercial structures. Helical piers are excellent for lighter loads and new construction, but they are limited by the torque capacity of the installation equipment and the soil conditions.

What the Job Looks Like

On installation day, our crew arrives, lays down protection where needed, and excavates along the foundation where each pier will be placed, typically 6 to 8 feet apart along the affected wall. We set the brackets, drive the pier sections, and monitor pressures as we go. Most residential projects are completed in one to two days. A small job with four piers on a settling corner is usually a one‑day visit. A full perimeter stabilization with a dozen or more piers generally takes two days.

Once all the piers are installed and bearing properly, we use a synchronized hydraulic system to lift the foundation. We restore as much elevation as the structure will safely allow. Sometimes we can bring it very close to original; sometimes long‑term settlement and secondary framing damage limit the amount of lift. The goal is a stable, supported foundation without creating new stress elsewhere in the house.

When we are finished, we backfill the excavations, compact the soil, and clean the work area. The brackets and piers are all below grade and out of sight, and your foundation is supported on deep, stable bearing.
