I’ve been watching Shawnee’s drainage patterns for decades. Homes around Shawnee Mission Park and along the Mill Creek corridor sit in a natural bowl that collects runoff from a big area. When we get one of those spring storms that dumps a few inches in an afternoon, the creek comes up fast and the ground around those homes stays saturated. Even if you are not right on the creek, you can have water pushing hard against your basement walls.

The Monticello neighborhood deals with this on a regular basis. Good homes, good maintenance, but the grading and the soil are not on their side. Water gathers along the foundation during every heavy rain, and it only takes a hairline crack, a tie hole, or a small gap around a pipe for that water to show up on the basement floor.

Keeping Shawnee Basements Dry

For most Shawnee basements, a properly sized interior drain system and sump pump is the long-term fix. We seal wall cracks, control the water under the slab, and for homes in the toughest drainage spots we can add exterior drainage work as well.

We cut and install the drain channel along the interior perimeter, right at the floor–wall joint where water usually shows up first. That system carries the water to a sump pit with a dependable pump and a battery backup. When those big Shawnee storms roll through, the power can drop. You do not want a dry basement depending on a pump that shuts off as soon as the lights go out.

For homes in the worst drainage areas near the creek and in other low spots, we sometimes recommend exterior work too: extending downspouts, regrading the soil away from the foundation, and in some cases installing an exterior french drain to catch and move water before it ever reaches the wall.
