De Soto's ground isn't the uniform clay you get in Overland Park. Up on the bluffs it's firmer; down toward the Kansas River it's silt and old farm fill. The new subdivisions going in around the Panasonic plant (66018) sit on graded fill that settles before it's finished compacting.
Out here we do a mix: piers under settled corners of newer builds, and drainage work on the older homes near downtown De Soto and Lexington Avenue where river-bottom soil holds water.

That shows up as sticking doors and drywall cracks. It usually isn't bad building, it's the dirt still moving, and piers under the settled corner are a permanent fix.
