Is Clay County soil different from the rest of Kansas City?

Somewhat. The Northland tends to have a silty clay mix rather than the heavy pure clay you find south of the river in Johnson County. It still expands and contracts, but the silt content means it drains a little better in some areas. That doesn't mean you won't have foundation problems — we get plenty of calls from Liberty and Gladstone. It just means the problems sometimes show up differently, more settling than wall bowing.

Do you service new construction in Clay County?

We do. And honestly, new construction is a growing part of what we see up here. The Kearney and Smithville area has been booming, and some of those homes are settling within five years. It's usually a compaction issue — the builder graded the lot, brought in fill dirt, and poured the foundation before the soil had time to consolidate. Push piers or helical piers under the affected areas fix it permanently.
