The Jackson County clay holds water against these mid-century block walls and forces it through the porous block, the mortar joints, and the floor seam after a storm. Many of these homes also have gutter and grading issues that dump water right next to the foundation, which makes the leaking worse.
An interior perimeter drain tied to a sump pump, which collects water at the floor-wall joint and pumps it out. If the block wall is also bowing from clay pressure, we stabilize it first, because waterproofing a moving wall doesn't last. We check for both during the inspection.
It's part of the solution. A lot of Grandview water problems start with downspouts dumping at the foundation and grading that slopes toward the house. We address that along with the interior drain so the soil isn't constantly saturated against the wall. Fixing the cause matters as much as managing the water.
