The clay around your foundation holds water instead of draining it, so after a hard rain it stays saturated and pushes against the walls under pressure. In the older parts of the city that water seeps through failing stone mortar joints across the whole wall, while newer homes leak through cracks and the wall-floor joint.
Stone basements rarely leak at one neat crack. The water weeps through dozens of deteriorated mortar joints, so the reliable fix is an interior perimeter drain that collects it at the floor and routes it to a sump pump. We let the wall weep into a controlled system instead of trying to seal every joint.
Usually not on its own. A pump moves water that reaches the pit, but without a drain system channeling water to it, you still get seepage through walls and the floor joint. For most Kansas City homes we pair the pump with an interior drain, and we strongly recommend a battery backup because storms here knock out power.
In most cases, yes. We can open a narrow strip of finished wall at the base to install the drain and then patch it back, or route the system through unfinished utility areas. We show you exactly what has to come out before we start so there are no surprises.
