Somewhat. The Clay County soil up here carries more silt than the heavy pure clay in Johnson County, so it drains a little better and you see more settling than wall bowing. New construction is also a big part of what we find in Liberty, sometimes settling within five years because the lot was filled and poured before the soil consolidated.
Compaction. A builder grades the lot, brings in fill dirt, and pours the foundation before the soil has time to settle on its own. Add a couple of wet seasons and the fill compresses under the weight of the house. Push piers or helical piers under the affected areas stop it for good.
Steel push piers and helical piers for settling, which is the more common problem up here, plus wall anchors or carbon fiber where a wall has started to bow and crack injection for stable leaks. We pick the method based on what the inspection turns up.
