Most OP homes went up between 1960 and 1985. They're now 40 to 60 years old, which is right when clay damage catches up with the original construction. We offer free inspections and you get the estimate in writing before we leave.

Sunken concrete around Overland Park usually traces back to the soil. The Johnson County clay underneath washes out or compresses, and the slab follows it down. We lift it back with polyurethane foam injection: penny-sized holes, foam that cures in minutes, and you're parking on the driveway the same day. Compared to tearing out and repouring, you're usually looking at about half the cost.
OP's biggest building boom was the '60s through '80s. Those homes are 40-60 years old now, right when clay movement overwhelms the original construction. We've been here through all of it.
Foundation piers, wall stabilization, waterproofing, crawl space work, spray foam, concrete leveling. Every structural service under one company.
We're in OP every week without fail. (913) 270-0250 — free inspection, written estimate on the spot.
Most OP homes date to the 1960s through the 80s, so the driveways and walks have ridden five decades of clay swelling and shrinking. The soil washes out and compresses under the slab, the support disappears, and the concrete follows it down. Poor downspout drainage right next to the apron speeds it up, which we see all over the older sections near 95th.
Yes. Driveways, sidewalks, garage slabs, patios, porch steps, and pool decks are all candidates as long as the concrete itself is still sound. We check that the slab isn't badly cracked, then raise it back to grade with foam. Interior garage floors lift the same way the driveway does.
It depends on how much slab needs raising and how far it has dropped. A single sidewalk panel is on the low end, a full driveway runs higher, but either way it's a fraction of tearing out and repouring. We give free inspections with an exact written number before any work starts.
No, and that's the main reason we moved away from mudjacking. The old cement slurry was heavy and could erode out of saturated clay over time. The closed-cell foam we use is lightweight, waterproof, and locks in place, so it holds the lift through the same wet-dry cycles that sank the slab in the first place.
