The Jackson County clay holds water against these mid-century block walls and pushes it through the mortar joints, cracks, and the floor seam after every storm. Block is porous to begin with, so once the clay saturates, water finds its way in. A bad gutter or grading problem out front usually makes it worse.
An interior perimeter drain tied to a sump pump is the reliable fix, collecting water at the floor-wall joint and pumping it out. If the block is also bowing from clay pressure, we stabilize the wall first, because sealing a moving wall is a waste of money. We check for both during the inspection.
Sometimes both, which is why we look at both. Water through the wall can be a simple drainage issue, but a horizontal crack or a wall that's bowing means the clay is pushing it and you have a structural issue too. We sort out the sequence and usually fix the structure first, then waterproof.
A crack injection is relatively low cost, while a full interior drain and sump system runs higher depending on the basement size. If wall stabilization is also needed, that's separate. The inspection and written estimate are free.
